Material information is now a legal duty, and sales packs and digital logbooks are where the next change lands. The guidance agents relied on has been withdrawn, so there is a real advantage available to anyone who gets across this early. Logbooks in particular bring new income and give clients a reason to stay with you.

There is more choice for buyers than at any point in over a decade, sellers are pricing more realistically, and completions are taking longer. Winning the instruction is not the challenge any more. Keeping it, completing it and getting paid for it is, and all three are within your control.

What this session is about

Material information is already a legal requirement. Sales packs and digital logbooks are not required yet, although the Government has committed to legislating for both.

At the same time, the Trading Standards guidance that set out exactly what agents should disclose has been withdrawn. The duty is still there. The checklist agents relied on is not. Most agencies cannot say with any confidence what they are required to do today, and what is still to come.

This session runs as a question and answer discussion rather than a presentation, so bring the questions your business actually needs answering.

Who is delivering it

Sally Holdway is a conveyancing solicitor and innovation strategist, co-founder of the Home Owner’s Passport, and the sale and purchase lead at the Residential Logbook Association. She sits on the Government and industry working groups working on the reforms to home buying and selling. You can read what those reforms say online. What you cannot do online is put your own situation in front of someone helping to write them and get an answer.

Martin Prigent is Co-Director of the Home Owner’s Passport, delivering digital property logbooks, sales packs and material information. He has spent over 30 years building technology businesses in complex, regulated markets and leads the company’s commercial development and partnerships.

Dr Neil Cobbold is Commercial Director of Reapit UKI. Before that he worked in housing reform and social housing, running a large housing association and a software development firm. He is a member of The Lettings Industry Council, is regularly consulted by the property media and by Government, and speaks at conferences hosted by Propertymark, the Scottish Association of Landlords and others.

Most agencies cannot tell you how long they wait to get paid, or how much of their own revenue is sitting in their pipeline right now. In a market where prices are being cut, and completions are slow, that is money you have already earned and cannot use.

Katy and SJ make the case that getting paid faster does not start at sale agreed. It starts at the valuation.

Who is delivering it

Katy Billany has spent over 18 years in the property sector, helping estate agents use data, insight and technology to make smarter commercial decisions. After many years at TwentyEA working with agencies across the UK, she joined CompleteASAP in 2026, where she now helps agents get more sales through to completion, faster, while improving the experience for buyers and sellers.

SJ Taylor is Operations Manager at GreenhouseOS, known for her pragmatic, problem-solving approach. Her estate agency career spans over 20 years, starting as a junior negotiator and working through listing and management roles in both sales and lettings, before becoming Group Operations Director at the Preston Baker Group, responsible for operations across its estate agency, land and new homes, financial services, surveying and planning businesses. She moved to GreenhouseOS at the end of 2024 to support agents transferring onto the platform.
